The Gas Safe Register maintains the register of businesses and their engineers who are competent to undertake both piped and natural gas and LPG work in Great Britain, Northern Island, the Isle of Man and Guernsey. Landlords Gas Safety Checks
Landlords are legally required to have all gas appliances inspected at least once every 12 months by a Gas Safe registered engineer. After each inspection, a Landlord Gas Safety Record (LGSR) must be given to new tenants before they move in, and to existing tenants within 28 days of the check.
Landlords are also responsible for the ongoing maintenance of all gas appliances, pipework, and associated fittings they provide. In addition, a carbon monoxide alarm must be installed in any room that contains a fuel-burning appliance. At the start of every new tenancy, the landlord must ensure that both carbon monoxide and smoke alarms are present and in full working order.
